Committee moved to table action on the proposed design.  Applicant is determining whether to proceed with review by Near West DRC or to enter the City's Storefront Renovation Program which has a separate design review process.

Should applicants decide to proceed with Near West DRC review process, the Committee identified the following issues to be addressed:

1. Need to break up the large expanse of building facade above the first floor display windows to the building parapet- consider addition of either 2nd floor windows or crown molding feature.

2. Concelment of proposed infill brick material below re-designed first floor display windows through the addition of window boxes & plant material to cut down on hard surface exposure.  This could require an encroachment permit.

3. Development of a consistent blue color for the awnings and buidling ID sign.  Should submit paint and/or swatch samples to show desired consistency in colorl.

4. Consider replacement of angled marquee sign frame and inclusion of builidng ID signage on proposed awning canopies.

Approved revised submittal, as presented, with the understanding that the projecting sign design be modified such that it is internally illuminated.
